Am I Entitled To Free Boiler Support As A Tenant?

Although a lot of grants and schemes target private homeowners, you may still be eligible for support as a tenant, but certain eligibility criteria will need to be met beforehand. As a general rule across all grants and schemes, though, you’ll need to be a private tenant. 

If you live in council/public housing, then these should be being upgraded steadily over the coming years without you having to make an application. 

So, if you’re a private tenant renting from a private landlord, then you could still qualify for a free boiler

Who Needs To Apply For A Free Boiler For Tenants?

If a private tenant qualifies for free boiler support, is it their responsibility to make an application to the relevant scheme or the landlord’s?

The tenant will need to be the one to make the application – but you will need your landlord’s permission to do so. If you’re a tenant, this means the very first person you’ll need to approach about applying for free boiler support is your landlord. 

Will My Landlord Accept?

There’s no reason why your landlord wouldn’t support your application for a free boiler. It comes with a range of benefits that affect both of you as the person living in the home, and the person who owns it:

Reduced Energy Bills

This benefits you more than your landlord at first glance, because a new efficient boiler means you’ll spend less on heating your home, saving you money each month. But it benefits your landlord too. If you’re struggling with bills at the moment you’ll be better able to manage your finances with a more efficient boiler saving you money.

Greener Home

A greener home is beneficial to both of you – an improved boiler means less carbon emissions from your home – reducing your carbon footprint and helping your landlord comply with the UK’s target to reach Net Zero carbon emissions by 2050.

Less Maintenance 

Older boilers break more – and that’s a headache for both you and your landlord. With a newer boiler, your landlord will spend less time and money putting problems right, and you’ll enjoy a much improved boiler in your home. 

More Comfortable Home

Again, this benefits you most at first because you’ll have a home that warms quicker making your home more comfortable. But it benefits your landlord in the long run, too. If you move out, they’ll have a much better home to offer to their next tenant.

Better Efficiency

A more efficient boiler benefits you both because a boiler really is at the heart of your home. If it’s running efficiently then there are less problems across the board. And less problems for you means less problems for your landlord. No mould to deal with, no damp – everything is better with a more efficient boiler. 

ECO4 For Tenants

As a tenant you can apply to ECO4 so long as you have your landlord’s permission and meet the following criteria:

  • You’re in receipt of government benefits OR someone in the household/a tenant is (full list of applicable government benefits below)
  • Your house has an EPC (Energy Performance Certificate) rating of D-G
  • You receive child benefits AND have a household income below a specific threshold 

The most relevant to you as a tenant are the top two. If you receive an applicable government benefit and live in a home with a low EPC rating, then the chances are you’ll qualify for support for an energy saving measure under ECO4 – and this could mean a free boiler replacement for you.

  • Pension Credit Savings
  • Pension Credit Guarantee
  • Housing Benefit
  • Universal Credit 
  • Income-Based Jobseekers Allowance 
  • Income-Related Employment & Support Allowance 
  • Income Support

Receiving one of the benefits above is enough for you to potentially qualify for support under ECO4 for a free boiler. 

LA Flex For Tenants

You could also receive a free boiler for tenants under LA Flex, but again you’ll need your landlord’s permission to apply in the first place. Both the landlord and the tenant need to be in agreement before applying. 

You’ll also need to live in a home with an EPC rating of E-G, have an annual household income below £31,000, and be a landlord or private tenant. You’ll need to meet two of the following criteria, too: 

  • Have health problems that may be worsened by living in an energy inefficient home
  • Live in LSOA 1-3 Area (recognised as an area of deprivation in UK)
  • Receive council tax rebates due to low income 
  • Be considered vulnerable to living in a cold home due to NICE guidance
  • Been referred by the LAD Scheme due to being vulnerable and in a low income household 
  • A member of the household receives free school meals 
  • Been referred due to sustained debt on mortgage payments or utility bills
