What are the benefits of a New Boiler?

  • Lower Energy Bills: Newer boilers are more energy-efficient, which can lead to noticeable savings on monthly heating costs.
  • Improved Heating Performance: Modern boilers heat rooms faster and maintain a more consistent temperature throughout your home.
  • Environmentally Friendly: New boilers emit less carbon, reducing your household’s environmental impact.
  • Increased Home Value: An energy-efficient boiler can make your home more attractive to potential buyers.

What Boiler Replacement Grants are Available in the UK?

In the UK, several grants are available to help with boiler replacement, aimed at reducing energy costs and improving efficiency in low-income households. The Energy Company Obligation (ECO4) scheme provides funding for eligible tenants and landlords to replace old, inefficient boilers, with specific criteria like income thresholds and benefit eligibility.

Additionally, the Boiler Upgrade Scheme (BUS) offers grants to property owners for installing low-carbon heating systems, like heat pumps, on properties not connected to the main gas grid. The Warm Homes Discount Scheme also supports low-income households with a winter heating discount, which indirectly aids with heating costs. Local council grants under the Green Homes Grant Local Authority Delivery Scheme can further provide boiler replacement assistance based on income and energy efficiency ratings.

Free Boiler Replacement for UK Tenants & Landlords

With energy bills putting increasing strain on household budgets, heating your home in the UK can become costly, especially if you have an old, inefficient boiler. Fortunately,  a number of government-backed schemes offer free or subsidised boiler replacements to help both tenants and landlords reduce energy bills and improve a property’s energy efficiency.

If you’re a tenant or landlord in the UK, this guide will walk you through how these schemes work, the benefits they offer, and how to get started.

Complete our simple form, and we’ll contact you with available grant options. Each grant has its own requirements, so if you need help understanding the criteria, reach out to ZOA Energy Solutions today for personalised guidance.

What is the ECO4 Grant Scheme for Boiler Replacement in the UK?

ECO4, the fourth phase of the Energy Company Obligation Scheme, offers funding to assist low-income households which earn less than £31,000 annually, mainly for heating improvements and insulation.

A boiler replacement grant, under the Energy Company Obligation (ECO) programme, is available to tenants in low-income or fuel-poor households, but landlords must approve any work done. Tenants usually initiate the application if they qualify through benefits like Universal Credit or Income Support.

For landlords, this is a beneficial programme as it improves their properties’ energy efficiency and can increase their Energy Performance Certificate (EPC) rating, which is legally required to be above a certain level for rental properties.

Available through to March 2026, ECO4 grants can cover partial or full installation costs, depending on household eligibility, making renewable energy more accessible to those most in need.

Landlord Eligibility Conditions:

  1. Must own the property and have tenants occupying it.
  2. The property’s Energy Performance Certificate (EPC) should typically be rated D, E, F, or G.
  3. Tenants must meet specific income or welfare benefit criteria.
  4. The property should have an inefficient boiler, usually older than 10 years.
  5. Must comply with grant provider terms, including any property inspection or documentation requirements.

Tenant Eligibility Conditions:

  1. Must live in a privately rented property with an EPC rating of D or lower.
  2. Household income should meet low-income thresholds or receive certain government benefits (e.g., Universal Credit).
  3. Should have landlord permission to make changes or apply for grants.
  4. The existing boiler must be inefficient or outdated, generally over 10 years old.
  5. Should meet any additional criteria specified by the local council or energy provider.

How Do I Get A Free Boiler Via ECO4?

  • Those looking for a free boiler grant in Scotland, a free boiler grant in Wales, or a free boiler in England could potentially access full or partial funding for a free boiler with ECO4 (those looking for a free boiler in Northern Ireland can access the Northern Ireland Sustainable Energy Programme – but we won’t cover that today).

You can find out if you’re eligible below, but for now, let’s talk about what ECO4 has to do with boilers at all.

Plenty of houses in the UK rely on a non-condensing boiler to heat their home, which is notorious for their energy inefficiency (compared to more modern boilers) and high carbon emissions. Plenty of other houses in the UK have a boiler that’s past its best, leading to uncomfortable living conditions and higher energy bills, too.

Who Offers ECO4 Funding?

ECO actually stands for Energy Company Obligation, so it’s the energy companies that are obligated to fund new or replacement boilers in full or in part. As such, there is funding available from different energy companies, including:

As you can see, the biggest energy companies in the UK are all obligated to be part of the ECO4 scheme and offer funding accordingly. However, even some smaller energy companies have opted into the ECO4 scheme of their own accord, so it’s worth checking with your energy company directly if you’re unsure if they’re a part of the scheme.

What Is The LA Flex Scheme?

LA Flex essentially works as ECO4 does, in that it offers partially funded or free boilers and upgrades. The main difference is that the scheme is much more flexible.

LA Flex stands for the Local Authority Flexible Eligibility Scheme, and it falls under ECO4 but it gives local authorities greater flexibility in terms of who actually qualifies for funding.

Essentially, it allows local authorities and councils to offer more targeted support for the most vulnerable households in their area – regardless of if they qualify under ECO4 traditionally.

  • Have an annual household income of less than £31,000, OR
  • Have health problems that may be worsened by living in an energy-inefficient home, such as cardiovascular problems, mobility issues, respiratory issues, or immune-suppressed conditions, OR
  • Meet two of the following criteria:
    • House in LSOA 1-3 Area (recognised as an area of deprivation in the UK)
    • Householder receives Council Tax rebates due to low income
    • Householder is considered vulnerable to living in a cold home according to nationally recognised NICE guidance
    • You have been referred to LA Flex by the Local Authority Delivery (LAD) Scheme due to being vulnerable and in a low-income household
    • Members of the household are in receipt of free school meals

Some Additional Schemes

Do not qualify for ECO4 grants? There are some other government-backed or local authority-based schemes that can help you out as well.

boiler-eligibility

1) Boiler Upgrade Scheme

The Boiler Upgrade Scheme (BUS) is a UK government initiative designed for homeowners and landlords to incentivise the transition to low-carbon heating solutions, specifically targeting properties not connected to the main gas grid.

Under the scheme, grants are available for upgrading to air-source and ground-source heat pumps, as well as biomass boilers, with amounts of up to £7,500 for heat pumps and £5,000 for biomass boilers.

This financial support can significantly offset the cost of these energy-efficient systems, making it easier for property owners to reduce carbon emissions and improve energy efficiency.

Eligibility requirements include ownership of the property, as tenants cannot independently apply for this scheme. Additionally, the Boiler Upgrade Scheme is focused on properties off the gas grid, which often rely on more carbon-intensive heating methods. This creates limitations, as urban properties with access to natural gas do not qualify, even if the owners are interested in low-carbon alternatives.

While the scheme does not cover full installation costs, the grant amounts available significantly alleviate upfront expenses, and the upgrades increase property value and meet evolving energy efficiency standards.

2) Warm Homes Discount Scheme

The Warm Homes Discount Scheme offers a £150 discount to help low-income households manage their winter heating costs. While it’s not a direct boiler replacement grant, it provides financial relief that can indirectly support heating efficiency, particularly beneficial for tenants on tight budgets.

To qualify, applicants typically need to be receiving certain benefits, such as the Guarantee Credit element of Pension Credit, though specific eligibility varies between suppliers.

Under the scheme, payments are applied directly as credits to the energy bills, helping vulnerable households stay warm during colder months without increased financial strain.

This discount is generally available through participating energy suppliers, who notify eligible customers automatically if they qualify. Tenants do not need to apply.

However, tenants in privately rented properties may still need to confirm eligibility criteria directly with their energy provider as rules vary slightly across suppliers.

The scheme’s support structure emphasises immediate relief rather than long-term energy efficiency upgrades, making it ideal for immediate seasonal help rather than substantial property improvements

3) Green Homes Grant Local Authority Delivery Scheme

The Green Homes Grant Local Authority Delivery Scheme is an initiative where local councils across the UK offer grants to support energy efficiency upgrades, including boiler replacements, for eligible households.

This scheme is part of a larger effort to help reduce carbon emissions and improve energy efficiency in residential properties. Through the program, both tenants and landlords can benefit from financial support for retrofits like new energy-efficient boilers, insulation, and other upgrades to improve overall property energy performance.

Eligibility and available funding vary by council, so tenants and landlords are encouraged to contact their local councils for specific details on grants. Councils prioritise properties with low Energy Performance Certificate (EPC) ratings and households with lower incomes or those receiving certain benefits.

However, grant availability and specific offerings can differ by region, making it essential for property occupants and owners to verify details with their council.
